These include the main entrance, hallways, stairs, elevators, gardens, swimming pools, parks, or electrical and security systems.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Each owner has the right to use and enjoy these areas in accordance with the regulations, and is obligated to contribute to the costs of maintenance and administration according to their percentage of participation.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Neighborhood association and administration<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The housing complex or building under a horizontal property regime must have a <strong>Homeowners' association or board of directors<\/strong>, made up of the owners. This association represents common interests, executes agreements, and oversees property maintenance.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Its main functions are to collect and administer ordinary and extraordinary fees, contract security and maintenance services, convene general assemblies, approve budgets, and ensure compliance with internal regulations.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Key decisions, such as major repairs or amendments to the regulations, are made at <strong>Owners' association meeting<\/strong>, in accordance with the procedure established in the bylaws.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Bylaws of Co-ownership and Administration<\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>Co-ownership regulations<\/strong> it establishes the internal rules of the condominium and is part of the constitutive deed.
